Woolworth Starts off Archtober

The Woolworth building will be the first “Building of the Day” celebrating this year’s Archtober. Archtober (ärk’tōbər) is New York City’s Architecture and Design Month, the annual festival of architecture tours, lectures, films, and exhibitions taking place during October.<!–more–>

The <strong>Woolworth Tower Residences</strong> is an extraordinary conversion of the iconic Woolworth Building’s top 30 floors into 33 luxury residential condominiums, including a five-level penthouse dubbed the “townhome in the sky.” Work at this National Historic Landmark involves façade restoration, gut renovation, and structural reconstruction of core elevator shafts and stairwells from floors 29-58; new MEP infrastructure; new ground-floor entrance and dedicated lobby; amenity space in sub levels (restored Woolworth pool and wine storage); a 29th floor lounge; and 30th floor gym.

GMS is providing structural engineering services for this conversion. Two new high rise elevators from the sub-cellar to 51st Floor, new floor openings, concrete pit structures at sub sub-cellar and machine room, pickup framing at 51st to 53rd Floor. New exit stair structures between 30th and 53rd Floor, new floor openings and new/reinforced framing. Two new penthouses at the 30th Floor, new canopy structure at the ground floor for condominium entrance. Also, the lower levels were refurbished to accommodate restaurants, a health club, retail and educational space, as well as renovations of the intermediate levels for office tenants.

252 East 57th Street is a 60-story luxury mixed-use tower in Midtown Manhattan. The building’s residential program is organized with 173 rental units on the lower floors and 93 high-end, two- to five-bedroom condominiums on the 26th floor and above. Residential amenities include elegant porte cochère, automated parking, a double-height residents’ lounge, and a private spa with a 75-foot indoor swimming pool. The commercial component of the development includes retail and a public school.
